New Denver and Area Housing Society is looking for your input to help us prioritize our next housing project.
We have been exploring a number of concepts to make housing more sustainable in the New Denver area.
Government Incentive ProgramsProvincial and Federal governments are providing incentives in the form of tax breaks, reduced-interest loans and forgivable loans when owners create affordable secondary suites on their property.
We are investigating the ability to create a government funding liaison position to help local homeowners capitalize on these opportunities. Contact us if you want information on the plethora of government programs to help turn your property into affordable housing. |
Rental Income Made EasyOwning and operating a rental property has become a profitable form of financial planning in today's economy. The steps to get there are easier than you might think. New Denver and Area Housing Society are gathering resources to help home owners reach this goal and help make rental property ownership become a reality.
It's good for the home owner, and good for the community. Contact us if you want help renting your home to responsible tenants, year-round. |
The Vacation Home DilemmaOur research has shown that many local houses sit dormant for long stretches of the calendar year only to be used for a fraction of the summer months. We are investigating the potential for these houses to be rented during the off-season, and then providing short term accommodation at an off-site location while the owners use the home for the vacation season.
This strategy provides stability for the renter, and the property’s owner can still enjoy their the beauty of the Slocan Valley for their vacation. Contact us if you want to know more. |
Tiny Houses as Accessory DwellingsTiny housing is a solution that is being investigated, trialed and adopted by many regions in BC.
Some tiny house strategies include the development of tiny house communities, allowing temporary tiny house hookups on private land and adjusting bylaws to allow year round tiny house occupancy. Tiny housing opens the opportunity of home ownership to a whole new demographic that are finding it hard to enter the traditional housing market. Contact us for information and opportunities to put a tiny home or tiny home pad, on your current property. |
Bylaw and Policy Revisions to Support HousingAccessory Dwellings Units (tiny homes, converted outbuildings, carriage houses, etc.) are allowed in most residential zones. Encouraging local villages to adjust their Official Community Plans to include Accessory Dwelling Units in commercial zones would open up numerous properties to safe, secure housing.
This is just one example of how refinements to the zoning guidelines can improve the housing inventory in small communities. Other bylaw changes include:

Partners in Affordable HousingIf you are a non-profit group or individual with housing, or land for housing, and want to partner with us to find funding to upgrade your property to stable, affordable rental (or rent -to -own) housing. The New Denver and Area Housing Society has teamed up with BC Housing to develop New Denver’s first affordable housing project. We are investigating other lots, funding alliances and associates to team up with so we can deliver even more housing alternatives to our community. This includes property owners who want to be supportive of housing and but don't want the burden of responsibility that comes with being a landlord. NDAHS can create an agreement in which the society takes on the responsibility, and the owner receives the recognition.
